Here is a synopsis of information relative to requirements for membership in the
New York State Commercial Association of REALTORS®:
REALTOR® Membership: REALTOR® members shall be individuals who hold a license to engage in the real estate business as sole proprietors, partners, corporate officers or branch office managers, are engaged actively in the real estate profession, including buying, selling, exchanging, renting or leasing, managing, developing or subdividing real estate and who maintain or are associated with an established real estate office in the State of New York, or a state contiguous thereto, or be a licensed or certified appraiser in the State of New York or a state contiguous thereto. All persons who are partners in a partnership, or all officers in a corporation who are actively engaged in the real estate profession within the state, or a state contiguous thereto, shall qualify for REALTOR® Membership only, and each is required to hold REALTOR® Membership in an Association of REALTORS® within the state, or a state contiguous thereto, unless otherwise qualified for Institute Affiliate Membership as described at right.
Institute Affiliate Membership: Individuals who are members of the National Association of REALTORS® Institutes, Societies and/or Councils (i.e., hold a CCIM, SIOR, CPM designation) qualify for Institute Affiliate Membership. It is important to note that this membership does not confer REALTOR® status and therefore individuals are not entitled to the same rights and privileges of a REALTOR® member.
Affiliate Membership: Affiliate membership is available to individuals who do NOT qualify for REALTOR® membership (i.e., hold a real estate broker license, salesperson license or appraisal license/certification). It is meant for individuals who are not affiliated with a brokerage firm, but have interests requiring information concerning real estate (i.e., environmental attorneys, etc.)

Statewide Marketing Sessions Take advantage of the networking and business opportunities at NYSCAR’s marketing sessions held in various locations throughout the state. At these moderated sessions, commercial real estate practitioners are invited to come together to make formal property presentations in an effort to market their clients’ properties and find potential properties for buyer clients.
Continuing Education Get discounts on continuing education courses and credit towards your NYS license. NYSCAR sponsors CE courses at the Annual NYS Commercial Real Estate Conference, and in locations throughout the state. Courses are designed specifically for the commercial real estate professional and cover topics such as: commercial basics; analysis and creative transaction formulas; real estate client counseling and representation; valuation and marketing of business opportunity property; legal issues and more.
Annual New York State Commercial Real Estate Conference The Annual New York State Commercial Real Estate Conference, held annually in June, is the premier commercial real estate event attended by practitioners from across the country. Earn continuing education credit, market client properties at the 1.5 day marketing session, network with leading professionals at a welcome reception and golf outing and visit with exhibitors providing the latest products and services. The event, held at the Turning Stone Resort & Casino in Verona, New York, is hosted by the New York State Commercial Association of REALTORS®, the Certified Commercial Investment Members Institute (CCIM), the Society of Industrial and Office REALTORS® (SIOR) and the Society of Exchange Counselors (SEC).
Advocacy at the State Capitol NYSCAR, together with the New York State Association of REALTORS®, is representing you at the State Capitol and fighting to protect commercial real estate interests. Make an impact, protect your business interests and communicate REALTOR® views to your legislators by participating in NYSAR’s Calls for Action via e-mail.
Standard Forms Access standard forms designed specifically for use by commercial practitioners. The standard forms include: Exclusive Right to Sell, Exclusive Right to Lease, Exclusive Right to Sell or Lease, Tenant/Buyer Representation and Exclusive Right to Exchange Property.
Committee and Leadership Involvement Help steer the future of the New York State Commercial Association of REALTORS®. All members are eligible to serve on any of the 12 committees. Committees meet via teleconference and do not require travel. NYSCAR’s committees include: Business Opportunities, Bylaws, Education, Finance, Grievance, Legislative, Member Services/Organizational Plan, National Affairs, Professional Standards, RPAC Fundraising, Standard Forms and Technology.
NYSCAR News NYSCAR’s quarterly newsletter, NYSCAR News, is your source for legislative and industry updates, the latest member news, event information and education and marketing news.
Local Chapters Get involved in NYSCAR on a local level. NYSCAR has six local chapters providing you with regional opportunities to participate, network and create business contacts in your area. NYSCAR currently has six local chapters including: Greater Capital Chapter; Hudson Valley Chapter; Metro Long Island Chapter; Rochester Area Chapter; Southern Tier Chapter; and Western New York Chapter. Co-op Advertising Program Once a month, an article by NYSCAR’s President is printed in the weekly edition of the New York Real Estate Journal. NYSCAR reserves a two-page ad surrounding this article and provides members with the opportunity to advertise in this space.

Frequently Asked Questions
about NYSCAR Membership

1. As a member, do I have to arbitrate business disputes? YES. As a condition of membership, you agree to arbitrate business disputes in accordance with the Code of Ethics and Arbitration Manual of the National Association of REALTORS®.
2. As a member, do I need to take Code of Ethics training? YES. Code of Ethics Training is mandatory for new members, as well as existing members.
3. Can I become a member of NYSCAR without holding member-ship in the State and/or National Associations of REALTORS®? NO. REALTOR® Membership is a three-way agreement with the Local, State and National Associations of REALTORS®.
4. Is NYSCAR a local board/association of REALTORS? YES. NYSCAR is a local association of REALTORS®. It is a “commercial overlay board” with statewide jurisdiction. NYSCAR is under the same requirements for membership, etc. as any other local board/association throughout the country (i.e., Buffalo Association of REALTORS®, Rochester Association of REALTORS®, Grt. Capital Association of REALTORS®, Dutchess Co. Assoc. of REALTORS®, the Long Island Board of REALTORS®, etc.)
5. What is the difference between primary and secondary membership? Primary membership means that you pay your Local, State and National Dues through that association/board. Every REALTOR® must hold a primary membership. Secondary membership means that you choose to join an additional board/association other than your primary. For a secondary membership, you would pay the local portion of dues only (your state and national would be paid through your primary board/association).
6. I hold primary membership in the Utica Board of REALTORS® and would also like to join NYSCAR. Would my designated REALTOR® (principal broker) have to join NYSCAR as well? NO. You would join NYSCAR as a secondary member. As a secondary member, you could join NYSCAR without your Designated REALTOR® (principal broker) holding membership in NYSCAR. If you wanted to hold Primary membership in NYSCAR, your designated REALTOR® (principal broker) would need to hold “secondary” membership in NYSCAR (assuming that he/she holds a primary membership in the Utica Board.)
7. I am the principal broker of a firm that practices both residential and commercial brokerage. Can I have the commercial salespeople join NYSCAR and the residential salespeople join a residential board? YES. As long as you (as the designated REALTOR/principal broker) hold membership in both NYSCAR and the residential board.
8. I am a New York State Certified Residential Appraiser and would like to join NYSCAR. Which category of membership would I apply for? You would apply as a REALTOR® member. The National Association of REALTORS® says that if you are a licensed or certified appraiser, you qualify for REALTOR® membership.
9. I am a licensed broker and would like to join a NYSCAR Chapter in my area. Do I need to hold membership in NYSCAR at the State level? YES. REALTOR® membership in the chapters is open to any licensed real estate broker, salesperson or appraiser who holds membership and remains in good standing in the New York State Commercial Association of REALTORS® (NYSCAR). |
